Our value to a client is rarely abstract legal knowledge. It is knowing that a particular town reads its setback bylaw a particular way, that a given board wants traffic studies before the first hearing rather than after, and that the parcel in question was subdivided in the 1970s under rules that no longer apply. That kind of knowledge is local, and it is what six decades in one county buys.
We are based in Norwood and practise throughout Norfolk County and the surrounding MetroWest and southeastern Massachusetts communities.

Where local knowledge changes the outcome
These are the situations where knowing the town, and not just the statute, tends to matter most.
| Situation | Why local knowledge matters |
|---|---|
| Appearing before a Zoning Board of Appeals | Boards differ in what they expect to see at a first hearing and in how they weigh abutter testimony. Knowing that shapes how a case is presented. |
| Subdivision under the Subdivision Control Law | Planning Boards apply their own rules and regulations on top of the statute, and those local rules vary considerably between neighbouring towns. |
| Wetlands and Conservation Commission filings | Many towns have adopted local wetlands bylaws that are stricter than the state Wetlands Protection Act, with their own buffer zones and filing requirements. |
| Water and sewer capacity | Connection capacity, betterment assessments, and inter-municipal agreements are decided locally and can determine whether a project is feasible at all. |
| Title questions on older parcels | Historic subdivisions, ancient ways, and paper streets recur in these communities, and recognising them early prevents a closing from collapsing. |
| Liquor licensing | Licences are limited in number and granted by the local licensing authority, so timing and local practice govern the outcome. |
Serving as local counsel
We are regularly engaged by national and out-of-state firms, and by in-house legal departments, to act as local zoning and land use counsel on projects in these communities. If you are handling a matter here from elsewhere and need someone who already knows the boards, the bylaws, and the people across the table, we are glad to talk about it.
